PROPERTYSEARCH & INSPECTION
We support your property search and evaluation. Beyond identifying opportunities that align with your goals, we manage the inspection process, coordinating specialized companies and construction experts to assess the condition and potential of each property.

SITEANALYSIS & PROJECTPLANNING
We manage the evaluation of the site conditions, zoning regulations, and potential challenges. This phase might include the coordination of the site point cloud/3D scanning survey.
Feasibility Study:
Assess the feasibility of the project, including cost estimates and timelines.

CONCEPTUALDESIGN
Preliminary Design:
Develop initial design concepts including preliminary 2D space planning floor plans and basic elevations.

SCHEMATICDESIGN
Refine the conceptual design into more detailed sections plans, 3D renderings, including layouts and aesthetics.

DESIGNDEVELOPMENT
Develop detailed architectural drawings including elevations, sections and details.
Subcontractors & Engineering Integration:
Integrate structural, mechanical, electrical and plumbing systems into the design.
Procurement & Material Selection:
Evaluate and choose materials, finishes and fixtures to create final schedules.

DOCUMENTATION
Depending of the scale and complexity of the project this phase will include : coordinate the proposed layout with required MEP, finalize technical plans and prepare specifications outlining materials and quality standards.

PERMITTINGPHASE
Department of Building Filing:
Set up and management of DOB systems and expeditor services.
Submit plans to local authorities for building permits and approvals.
Including objections liaison and preliminary safety requirements coordination.

BID&BUDGETPHASE
Bidding Documents:
Depending of the scale and complexity of the project, this phase will include create comprehensive documents for contractor bidding, including instructions, schedule and contractual requirements.
Contractor Selection:
Solicit bids from contractors and evaluate proposals, select the general contractor and monitor and report the projected vs current budget.

CONSTRUCTIONPHASE
Planning & Delivery :
Legal and commercial execution agreement development.
Coordinate construction schedule and plan, including milestones and deadlines in collaboration with stakeholders. Address requests for Information ( RFI's), review orders, payment schedules and change of orders.
On-Site Supervision:
Visit the site for observation at appropriate intervals to determine whether the work is proceeding according to the design drawings.

PROJECTCLOSEOUT
Final Inspections:
Conduct final inspections to ensure all work is complete and meets requirements and obtain letter of completion.
Certificate of Occupancy:
Obtain the certificate of occupancy from local authorities, allowing the building to be occupied.
