PROJECT
HENRY

Boutique Condominium in Brooklyn, New York

Henry St Condo grew out of the momentum of a previous pioneer, Windsor, a project that quickly made its mark thanks to its strong identity and rapid market success. The brief for Henry was clear: build on the lessons learned from Windsor and maintain the same design DNA and aesthetic line. The challenge was to preserve the spirit of the original while introducing subtle variations that would give Henry its own unique voice.

THECONCEPT

Continuity with Character
A sibling to Windsor, with its own voice.

Henry St project builds on the architectural language of its predecessor but brings its own sense of identity.

The façade explores a new combination of brick and metallic contours while preserving the soft, contemporary language that defines the series.

THESTRUCTURE

While Windsor sets the tone with its clear and generous layout with four full-floor apartments filled with natural light and private outdoor access, Henry St builds on this idea with a smarter use of space to appeal to a wider range of residents.

Henry St also keeps that focus  on light and outdoor access, but introduces five units with more variety, giving the building more flexibility and a broader appeal:

The garden duplex which connects the ground floor with the basement was designed to feel open and full of light even below ground level.

A key feature to highlight is a custom metal mesh floor, placed between the patio and the lower level which allows for natural light to filter down, while maintaining a sense of connection between the garden and both levels of the home.
This detail not only improves the quality of the space, it also creates a striking visual link between indoors and outdoors.

The second-floor unit gets its own private garden access via a rear staircase, offering a quiet escape and a special connection to the outdoors.

The
third floor has two smaller one-bedroom units, perfect for young professionals, part-time city residents, or as investment rentals adding options without losing design quality.

The penthouse on the fourth floor includes private elevator access to a rooftop terrace, bringing in the luxury feature that makes the top unit stand out.

Every design decision from the façade’s curvature to the detailing of the perimeter bench is guided by a pursuit of both technical and emotional continuity, a language that translates without losing depth.

The façade, with its opposing curves introduces movement while adding a new interplay of materials dimension. Large front openings amplify the visual scale and incorporate planters that gently filter views into the rooms.

The vertical tension of the windows, balanced with the opposing curves, enhances the scale of the building, turning the façade into a sculptural composition for the neighbourhood.

The built‑in planters are designed to beautify the façade without losing functionality.

They create a green and natural privacy filter for the floor to ceiling bedroom windows. Every detail is considered from allowing ample space beneath the opening for plant growth, to the curved metal frames that extend from the façade, providing the necessary depth.

Outdoor areas play a major role in this project, not only because their genuine materials give the spaces a warm and inviting atmosphere, but also because they elevate the quality of the building by adding an extra layer of spatial experience.

Wood as the warm structural rhythm: wood serves as the soul of these spaces, providing both privacy and a sophisticated architectural rhythm. In the backyard, the curved timber creates an organic flow that intuitively guides movement, white on the rooftop, the slatted pergola creates a dynamic sensory experience through the play of dappled light and shadow. It filters lights depending on the area’s use: denser above the grill and more open toward the bedroom side, generating a subtle light rhythm that follows the flow of living.

Vegetation as the living accent: greenery acts as the “soft architecture” of the design. A mix of evergreens, tall grasses and climbing flora forms living walls that dampen urban noise and provide a sense of seclusion. These wild, organic shapes breathe life and fluid movement into the structure environment.

Stone & Masonry as the clean foundation: large format, light grey pavers form a luminous base, reflecting natural light to make the spaces look larger and brighter. In contrast, the use of pebble stone serves a dual purpose: it clearly delimitates functional zones while introducing a raw, tactile texture that grounds the overall aesthetic.

Outdoor private areas prioritize gathering spaces that include an outdoor kitchen, a firepit and low maintenance vegetation.

The kitchens are adapted to different spatial conditions: in smaller units, a full height pantry provides additional storage without overcrowding; in larger layouts, u shaped kitchens allow for comfortable and functional cooking space. In both spaces, the hood is integrated into the cabinetry while the curved corners add a distinctive identity to the space.

Finally, the common area reinforces the intent to bring warmth even to utilitarian spaces as the bike storage. The curves are reinforced at the volume corner to soften circulation, and its clad in wood finish was chosen to align with the overall language of the project.

THEOUTCOME

Henry demonstrates how an architectural identity can be expanded through adaptation: new materials interplay, new timelines, same DNA.

From Windsor to Henry, the layout evolves to offer more living options without giving up on light, comfort, or a strong sense of design.
Each home still feels thoughtful and bright, but now the building can meet a wider range of needs whether it’s for a couple, a small family, or a solo buyer looking for something special.
